The Marrakech Property Market In Brief
Marrakech offers something very different for the more adventurous traveller and overseas property buyer. Morocco has a solid tourism base and with the number of tourists set to grow faster than the amount of available accommodation rental figures are expected to increase, meaning higher occupancy levels for investors and potential growth in rental prices as demand increases.
Occupancy rates in Marrakech as reported from the many 5 star hotels are the highest in all Morocco (60-90% per annum), there is no low season and 25% of the Moroccan tourist boards money is spent maintaining the city’s image as a the number 1 Moroccan destination.
30% of all international tourists visiting Morocco go to Marrakech and according to the Official Airline Guide (OAG) there are now over 100 direct flights every week from London alone during high season.
The King’s ‘Vision 2010′ plan to increase the number of foreign visitors to 10 million by 2010 and 20 million by 2020 will have benefits for the entire country, not just the new coastal resorts. BEAUTIFUL AND EXOTIC:
Marrakech is a city of diverse culture set at the foot of the spectacular Atlas Mountains. Within rose coloured walls, the city is a labyrinth of alleyways, bustling streets, open squares, shops, restaurants, museums, mosques and markets. It was once the capital of Morocco and is often referred to as the ‘Pink City’ because of the colour of the local earth used in its construction. Amongst Marrakech’s many attractions include several world-class golf courses, Atlantic beaches just over two hours away in one direction and the skiing resorts of the High Atlas Mountains less than one hour’s drive in another.
THE MAGICAL ‘DJEMMA EL FNA’:
Marrakech is truly the city of entertainment in Morocco. In the centre of the city is the main square, Djemaa el Fna, which is the operating point for a myriad of entertainers such as acrobats, drummers, dancers, pipe musicians, comedians and storytellers. There’s plenty of choice for meals, including the vibrant spectacle of the Djemaa el Fna food stalls, many inexpensive cafes and a number of upmarket restaurants, which offer Morocco’s traditional cuisine at its very best.
THE MEDINA:
The old walled city, traditional & full of life where you will find the magical square – Djemaa el Fna. The northern Medina is home to Marrakech’s souks and most of the artisans’ workshops, plus some notable Islamic monuments. The southern Medina is less crowded and features the city’s royal palaces, the lavish Saadian Tombs and museums.
LA PALMERAIE:
Located to the east of the old city is the Palmeraie, a 1,000 year old oasis around which Marrakech was originally built. It is an area of approximately 10,000 acres and is home to some of the most luxurious properties in the whole of Morocco. Many global celebrities have mansions in this area along side important Moroccan families. La Palmeraie Golf Club is located here and was designed by Robert Trent Jones Snr.
VILLE NOUVELLE:
Outside the old medina is Ville Nouvelle which was developed during French colonial years and is made up of Gueliz and Hivernage. Hivernage is the old French residential district, now the area for palatial homes, embassies, luxury apartments and hotels. Gueliz is the shopping and commercial hub of Marrakech and is where you will find a vast number of fine restaurants and cafes in the French style but with the flavour of Africa.
